Value Notice Breakdown
Property I.D. – property identification number.
Class - the statutory property classification that has been assigned to your property based on its use.
Estimated Market Value – reflects the assessor's determination of value indicating the usual selling price on the open market at the time of assessment. The assessment date is January 2 each year.
Green Acres/Rural Preserve/Open Space Value Deferred – if you qualify for one of these programs, the deferred value would be indicated here.
Platted Vacant Land Deferral – for land that has recently been platted but not yet improved with a structure or sold. The deferred value is phased-in over time.
Exclusion for Veterans with Disabilities – Veterans with qualifying disabilities may be eligible for a valuation exclusion on their homestead property.
Homestead Market Value Exclusion – Applies to residential homesteads and to the house, garage, and one acre of land on agricultural homesteads. The exclusion is a maximum of $38,000 at $95,000 of market value, and then decreases by nine percent for value over $95,000. The exclusion phases out for properties valued at $517,200 or more.
Taxable Market Value – property value for the tax year reduced by applicable limitations, exclusions, exemptions, and deferrals.
New Improvement Value – This is the assessor’s estimate of the value of new or previously unassessed improvements that have been made to your property within the past five years.
Open Book or Local Board of Appeal & Equalization (LBAE) Meetings– The municipality you live in dictates the appeal option available to you.
For those located in cities that hold their own LBAE Meetings, you MUST appeal your value there first if you wish to appeal further at the County Board of Appeal & Equalization (CBAE) meeting in June. Those located in Open Book cities can appeal directly to the CBAE in June.
County Board of Appeal and Equalization (CBAE) – If the Open Book or LBAE processes did not resolve your concerns, you may bring your case to the County Board of Appeal and Equalization meeting.
